Kitchen and dishwasher leak cleanup is one of the sneakiest calls we get. A dishwasher sits on the subfloor, and a slow drip from the supply line or the door gasket can run for months without showing on the finished floor. By the time the vinyl plank lifts or the hardwood cups, the subfloor under the cabinets is soaked.
The usual sources in Orem kitchens are the dishwasher supply line, the drain hose clamp, the refrigerator ice maker line (especially old white plastic tubing), the faucet supply lines and the garbage disposal seal. Utah County water is hard, and mineral scale wears out valves and gaskets faster than soft water does.
Our crew pulls the dishwasher or fridge, removes the toe kick under the cabinets to look underneath and checks moisture in the subfloor and cabinet bases. Particleboard cabinet bottoms swell and crumble when wet, and those usually need replacing. Plywood boxes can often be dried. We use injection drying under the cabinets so they stay in place when they can be saved.
If the leak went through the floor into a finished basement ceiling, that becomes a ceiling and drywall water damage job too. For wood floors, see hardwood floor water damage. A slow leak often means mold under the sink or behind the dishwasher, and we check for it every time. Call (385) 853-1062.
