Mold testing and inspection is the right first step when you smell something musty but cannot see anything, or when you are buying a house, moving out of a rental or checking that a cleanup worked. In Orem's dry climate, that musty smell almost always points to a leak you have not found yet.
Our inspection starts with the building, not the lab. We walk the home with pin and pinless moisture meters and a thermal imaging camera, looking for cold, wet patches inside walls, under flooring and around plumbing. We check window wells, the water heater pan, the laundry drain box and any finished basement wall that backs onto soil.
Air sampling uses spore trap cassettes and a calibrated pump. We always pull an outdoor control sample at the same time, because Utah County outdoor air carries spores too, and the indoor count only means something next to the outdoor one. Tape lifts or swabs identify surface growth. Samples go to an independent lab and you get the report with spore types and counts, not just our opinion.
Testing does not replace finding the moisture. A clean air sample does not mean a wall cavity is dry, and a high count still needs a source. So we tie the lab results back to the moisture map. If we find active growth, the next step is mold removal or leak detection and drying. Renters in Provo and Orem who need documentation for a landlord usually find the lab report and moisture photos are what the property manager wants to see.
