Leak detection and drying is for the water you cannot see yet. A stain that keeps growing on the ceiling. A water bill that jumped. A soft spot in the vinyl plank by the fridge. A musty smell in a closet. In a dry climate like Orem's, those signs almost always mean a slow leak that has been running for a while.
Our crew uses non-invasive tools first. A thermal imaging camera shows wet areas as cooler patches behind drywall and under floors. Pinless moisture meters scan large areas quickly, and pin meters confirm how wet a stud or subfloor really is. We check the usual suspects: toilet wax rings, shower valve bodies, ice maker lines, dishwasher supply connections, water heater relief lines and the shutoff valves under sinks. Hose bibs and exterior wall penetrations get checked too.
Finding the leak is half the job. Once the source is fixed, the wet materials still need to dry, and a slow leak usually soaks deeper than a sudden one. We open only what we have to, set up air movers and (/services/dehumidification) and track readings until everything is back to dry.
Apartment and condo leaks are their own case. In BYU and UVU area rentals, water from one unit often shows up in the ceiling of the unit below or runs along a shared wall. We trace it back to the source unit so the right party fixes it. If you already see growth, see mold removal. Call (385) 853-1062.
